Scope of Works

Galleria Court is a 9-storey building, with a height of approximately 27m. Works comprised of the removal of the existing combustible cladding, and the design, supply, and installation of compliant external wall systems. This included:

  • Brickwork facades (retrofit fire cavity barriers).

  • Rendered elevations.

  • Zinc cladding.

  • Timber cladding.

  • Aluminium spandrel panels.

  • Roof terrace decking and balcony timber decking.

  • Cavity barriers and fire breaks to all required locations to satisfy Building Regulations.

  • Insulation where defective cladding was replaced to satisfy Building Regulations.

  • All other replacement materials where the existing was removed due to combustibility i.e. substrates to cladding panels.

Challenges

Materials were unloaded using a Hiab lorry upon delivery to site. They were then transported via trolley to either site storage or the specific areas where those materials were required that day. A goods hoist was used to raise materials to the required floor.

Deliveries were scheduled with a minimum of 48 hours’ notice, and were only authorised between the hours of 9am and 3pm. All deliveries were assisted by traffic marshals to ensure the safety of site staff, residents, and the general public.

Residents were notified in advance by the RLO with regard to works on their balconies, the roof terraces, and walkways. Access along walkways was closely monitored to ensure resident safety and prevent unauthorised access to the ongoing works.

Access to balconies was restricted during the removal and replacement of the timber decking. Protection was placed against balcony doors to ensure that residents (especially children and vulnerable people) were unable to access the balconies.

Outcome/Impact

Throughout the works, clear lines of communication were maintained between Lawtech and the client's resident liaison team. Residents and local stakeholders received letters from our dedicated RLO updating them on the progression of the works. They received positive feedback from a number of residents:
