Project introduction
Lawtech undertook the remediation of EWI and timber cladding at Broadway Heights, a six-storey block in Maidstone.
PCSA Approach
Broadway Heights is a six-storey, purpose-built residential block constructed in 2008. The block is located in the centre of Maidstone. On the ground floor is a commercial unit, occupied by Broadway Express.
Directly opposite the block is Maidstone West Railway Station. To allow works to take place safely, a BAPA (Basic Asset Protection Agreement) was procured during the PCSA following liaison with Network Rail.
Our site facilities, including site office, RLO office, and welfare facilities, were established in void flats within the block. This allows close supervision of the works throughout and regular liaison with all local stakeholders and commercial businesses to ensure they were not significantly impacted by the project. For example, we coordinated works with The Gurkha Kitchen - located at the rear of the block - to ensure our scaffold did not impact the unit.
Scope of Works
EWI
Removal of existing EPS insulated render system, substrate, fixtures, and fittings. Replacement with new non-combustible Rockwool Dual Density Insulation Slabs and Wetherby Silicone Render system.
Installation of Siderise cavity barriers and fire barriers.
Timber Cladding
Removal of existing timber cladding panels and support system. Replacement with new non-combustible Rockwool Rainscreen Duo Slab Insulation and Cedral Click panels.
Installation of Siderise cavity barriers and fire barriers.
Balcony Decking
Removal of existing timber balcony decking. Replacement with new non-combustible AliDeck Senior Flat Boards.
Social Value & Resident Liaison
The RLO team undertook pre-commencement surveys and communicated with residents throughout. As the site office was situated within the block, the RLO was on-site throughout.
Resident feedback was actively gathered throughout via forms issued quarterly, attached to newsletters. This allowed us to capture residents' opinions and experiences, efficiently rectify any issues, and ensure satisfaction.
Our Customer Service Team organised a Christmas raffle for the residents, creating hampers for those coming in 1st, 2nd, and 3rd place. Hampers included biscuits, crackers, Christmas mugs, and chocolates. In December, all residents also received handwritten Christmas Cards signed by the RLO and Site Team along with their monthly newsletter.
The RLO has also worked closely with the Maidstone Churches Winter Shelter, delivering donations on a regular basis to benefit those in need within the local community. We received the following letter of thanks at Christmas time: “Thank you very much for the two food hampers you kindly donated to the winter shelter. These donations are really appreciated and will be used to support our work this winter when we will, once again, offer meals, accommodation, support and advice/signposting to both our homeless guests and others who are truly in need in our community at the coldest and most challenging time of the year.”
