Scope

Remediation of EWI and rainscreen

Scope of Works

The building had around 1500m² of EWI and 1000m² of rainscreen cladding on façade surfaces each to be re-clad. The scope of works included:

EWI

Removal of existing EWI system with EPS. Replaced with mineral wool insulation on SPS Envirowall CS1 fillets with render finish.

Rainscreen

Removal of existing rainscreen cladding system with phenolic insulation and HPL panels. Replaced with mineral wool insulation and Rockpanel rainscreen panels.

Spandrel Panels

Removal of existing polythene combustible core spandrel panels. Replaced with new rainscreen cladding system with mineral wool core spandrel panels.

Balcony Decking

Removal of existing combustible balcony decking. Replaced with a MyDek system.

Challenges

Traffic Management

Academy Way is a small two-way road servicing the various residential blocks situated along it. Traffic management was necessary to minimise risk of injury. All deliveries were scheduled by site management and a Banksman was present to coordinate delivery vehicles and unloading. Our Traffic Management Plan took accounted for on-street parking on Academy Way and the limited turning places on the road.

Waste Storage

Due to space constraints, it was impossible to position a skip for waste storage. Redundant waste was tidied on a daily basis and cleared to a waste-holding area to be removed from site. No waste was stored on site outside of working hours and hoovers/leaf blowers were used to clear up finer debris.

Sustainability

The materials used in the design of Exeter House were carefully selected to be durable and recyclable. For example:

  • Rockwool insulation is made from natural materials such as diabase rock, which is continually replenished naturally from within the earth.

  • Future waste material (insulation) from demolition, along with off-cuts from the remediation works, can be transformed into new Rockwool insulation, making these products recyclable.

Outcome/Impact

On every project, we aim to invest in local communities.

At Exeter House, this included our sponsorship of Barking Football Club, local to the works. As well as sponsoring a new home kit, their stadium was renamed ‘Lawtech Stadium’ until the 2024-25 season. This investment provided young people with new equipment to harness their development.

Members of the Lawtech team also attended a Barking FC match when the kit was worn for the first time in a 1-0 win against Takeley FC.
