Following a Pre-Construction Services Agreement, Lawtech have been awarded Ibex House in Stratford, London.
Lawtech have recently been awarded the cladding remediation works at Ibex House in Stratford for L&Q following the completion of a successful Pre-Construction Services Agreement. Ibex House is an L-shaped block reaching 13 storeys at its highest point. The block is mixed-use, with commercial units along the ground floor and 112 residential flats above.
The existing wall build-ups include terracotta cladding, insulated render, aluminium cladding, timber balcony decking and insulated spandrel panels. These materials, including framing systems, insulation, fire barriers, and sheathing boards, will need to be removed and disposed of, along with the balcony joists and bearers. All combustible materials will be removed and replaced with non-combustible alternatives. The terracotta tiles will be safely stored and reinstated. We will install Rockpanel FS-Xtra rainscreen cladding, an SPSenvirowall Ltd render system, AliDeck balcony decking, and replacement spandrel panels. Fire barriers will be installed around windows and openings, party wall lines, and floor slabs. Due to the scale of this block and the extensive remediation works required, an 18-month programme will be required to undertake these works.
Considerations include its proximity to Maryland Rail Station, space restrictions, and developing a site set-up which minimises inconvenience to residents and other local stakeholders. We will provide apprenticeship opportunities as part of our successful bid.
We will collaborate with Capital Property & Construction Consultants Ltd throughout to ensure the successful completion of all aspects of this project.
